The Miller Markowicz Team (“we”) respects your privacy. This notice explains, in plain language, how we use cookies and analytics on this website.
What we collect
We use Google Analytics 4 and related tools to understand how visitors find and use our site — for example, which pages are popular, where visitors come from (including search engines, social media, and referrals), and which calls-to-action lead to inquiries. This helps us serve NYC buyers and sellers better. We do not sell your personal information.
Cookies & your choices
When analytics is enabled on the site, a banner on your first visit lets you accept all cookies, allow analytics only, or decline. You can change your mind at any time by clearing this site’s cookies in your browser. We use Google Consent Mode v2: advertising and personalization signals (ad_storage, ad_user_data, ad_personalization, personalization_storage) are set to denied before any tag loads and stay off unless you opt in through the banner. Analytics measurement runs by default so we can count visits; declining in the banner revokes it.
Session recording & heatmaps
When enabled, we use Microsoft Clarity, which records a playback of your session on this site — pages viewed, mouse movement, scrolling, clicks, and taps — and aggregates it into heatmaps. Clarity masks text input by default, so what you type into a form field is not captured in the recording; the form itself, when you submit it, is handled as described below. Recordings are used only to find broken layouts and confusing pages. If you would rather not be recorded, decline in the cookie banner or use your browser’s Do Not Track / tracking protection settings.
Information you submit
When you contact us, request a valuation, download a guide, or subscribe, we collect the details you provide (such as name, email, and phone) along with how you reached us, so we can follow up and understand which of our marketing efforts are working.
Who processes your data
We do not sell personal information. If you accept marketing cookies in the banner, Google may use your activity on this site for ad personalization through Google Signals; decline them and it will not. Beyond that, we rely on a small number of service providers who process data on our behalf:
- Google Analytics 4 (Google LLC) — site measurement and attribution.
- Microsoft Clarity (Microsoft Corporation) — session recordings and heatmaps.
- Vercel Analytics & Speed Insights (Vercel Inc.) — privacy-friendly, cookie-less page and performance counts; also our hosting provider, which keeps standard server logs.
- Web3Forms — delivers form submissions from this site to our email inboxes.
We also work at The Corcoran Group and use its systems (including our CRM) to follow up on inquiries, as any licensed New York brokerage does.
How long we keep it
- Analytics:Google Analytics event data is set to a 14-month retention window, after which it is deleted from GA4. Clarity recordings expire on Microsoft’s own retention schedule.
- Inquiries and form submissions: kept as business records for as long as needed to serve you and to meet New York real estate recordkeeping obligations, then deleted on request.
Your rights
Depending on where you live, you may have the right to know what personal information we hold about you, to get a copy of it, to correct it, and to have it deleted. California residents have these rights under the CCPA/CPRA, including the right not to be discriminated against for exercising them. We do not sell personal information; the only cross-context advertising use is Google Signals, and only if you have accepted marketing cookies (you can withdraw that at any time by clearing this site’s cookies). New York residents may make the same access and deletion requests of us, and we honor them.
To make a request, email amiller@corcoran.com with “Privacy request” in the subject line. We may need to verify your identity before we act. You can also opt out of Google Analytics entirely with Google’s browser add-on.
Children
This site is intended for adults. We do not knowingly collect personal information from anyone under 16.
